How to Open a Hostel Priced by the Bed, Not the Room

How to open a hostel when every bed is sold separately: lockers, a guest kitchen and laundry sized for 30, 80 or 150 beds, plus the licenses in four markets.

Hostel math in one line: how to open a hostel starts with the bed as the unit you sell. Lockers and linen multiply per bed, while the kitchen and laundry step up at around 30, 80 and 150 beds.

Put a double bed in a room of eighteen square meters and you sell it once a night. Put two bunks in the same room and you sell it four times, to four people who have never met, each carrying everything they own for the next month. The rent is identical. Almost everything else is multiplied by four.

That multiplication is the practical core of how to open a hostel. Four guests need four lockable spaces, four sets of sheets in rotation, four shelves in the kitchen fridge and four showers before 9am. A hotel buys kit per room. A hostel buys it per bed, and the owners who get this wrong tend to find out in the second month, when the fridge is overflowing and the laundry is a day behind.

What changes when you sell beds instead of rooms?

Your revenue and most of your running costs both scale with beds, while the building and a few shared systems scale in steps. Knowing which cost sits in which group is most of the planning.

Three groups are worth separating on paper before any equipment list:

  • Per bed: mattress, linen, a locker, a reading light and socket, towels if you rent them, a slice of fridge and shelf space in the kitchen.
  • Per room: the door lock and smoke detector, plus blinds and heating.
  • Per building, in steps: the guest kitchen and laundry, showers with their hot water, cleaning equipment and the check-in point.

The per-bed list is where hostels overspend by accident and underspend on purpose. A locker looks cheap until you multiply it by 80, and a cheap one multiplied by 80 becomes 80 broken lockers within a year. The per-building list is where hostels hit walls. The kitchen that worked at 30 beds becomes a queue at 60, and the washer that kept up in April stops keeping up in July.

Private rooms fit into the same model. Most hostels sell a few doubles or family rooms alongside the dorms, and they are useful for smoothing out seasonality. But the dorm bed is still the product that decides the kitchen, laundry and bathroom sizes, so plan those shared areas around total beds.

One bed, counted four times over

A hostel bed needs four things of its own. That means a mattress that survives constant use, linen in rotation, a lockable space and a light with a socket. Buy all four as a set per bed, because a bunk missing any of them draws the same complaint in every review.

The mattress takes more abuse than in any hotel, since it changes sleeper most nights and doubles as a sofa and a packing table. In the UK, mattresses in hostels are usually specified to the contract fire standard BS 7177 at medium hazard, rather than domestic grade, and other markets have their own equivalents, so check before ordering. A vacuum-rolled mattress is also much easier to carry up a narrow staircase and onto a top bunk than a rigid one.

Linen needs to be counted in sets per bed, not per room. One set is on the bed, one is in the wash, and one is on the shelf ready for the next changeover. Microfiber holds up to hot washing and dries quickly, which matters when the same sheets go through the machine every few days. This set is 90 gsm polyester, sold with fitted and flat sheets plus pillowcases in single sizes as well as doubles.

Secure storage is the item guests check first and complain about loudest. The classic hostel answer is a full-height locker per bed, fixed to the wall or built into the bunk frame. Our catalog does not carry dorm lockers at the moment. For properties that want a keypad safe under each bed or in each private room, this unit is 380 × 350 × 300 mm, enough for a laptop and passport, with an electronic keypad and a backup key.

A keypad removes the lost-key problem, which at 80 beds is a daily problem. If you go with padlock lockers instead, sell padlocks at reception, because plenty of guests arrive without one. The safes and room equipment and mattresses and toppers ranges cover the rest of the bed kit, and guest rooms shows the whole room.

The fourth item needs no product card but belongs in the electrical plan from day one. Every bed needs its own reading light and at least one socket or USB point within reach of the pillow. Retrofitting wiring into 80 bunks after opening is a building job, not a shopping trip.

How big should a hostel guest kitchen be?

Size it for the number of people cooking at the same moment, then add refrigeration for everyone staying, because those two numbers are very different. Most guests cook between seven and nine in the evening, but every guest stores food for the whole stay.

Refrigeration is where kitchens fail first. A hostel of 40 guests, each with a bag of groceries, fills a domestic fridge on the first night. Plan labeled shelves or bags by bed number, a weekly clear-out day with a notice on the door, and commercial uprights rather than household units, because the door opens hundreds of times a day. This dual-temperature cabinet runs a chiller at 0–5 °C and a freezer at -18 to -8 °C in a 60 × 70 cm footprint.

For cooking, electric beats gas in a kitchen used by strangers who are tired, in a hurry and unfamiliar with the controls. This range carries six 4 kW plates and an oven, so a group of six can cook at once. It runs on three-phase power, which is a question for your electrician before you order, not after.

Two appliances take pressure off the range at peak time. A commercial microwave handles the guests who only need to reheat, and a hot-water point takes the instant noodles and tea crowd away from the kettles. This purifier dispenses filtered cold water, and hot water within about three seconds, and its rated flow of 1,892 liters a day is well beyond any hostel's demand. It also replaces the bottled water guests would otherwise buy.

Leave space for sinks and draining racks, because guests wash their own plates and the washing-up area is where kitchens get messy. The hotel kitchen range covers the commercial side, and our overview of commercial kitchen equipment is useful if the hostel also serves breakfast from a staff kitchen.

Laundry sets the ceiling on how many beds you can turn

Every bed that changes produces a load of washing, and a hostel with short average stays changes beds almost daily. If the laundry cannot turn around what came off the beds this morning by the next check-in, the bed stays unsold, however good the rest of the building is.

A worked example shows the scale. At 80 beds, if a third change each day, that is about 27 sets of bedding with towels. At roughly a kilo to a kilo and a half per set dry, you are washing and drying 30 to 40 kg a day before counting staff uniforms or cleaning cloths. Double it for a full turnover after a festival weekend.

The choice is between doing it in-house and sending it to a contract linen service. In-house gives you same-day turnaround and control over quality. A contract service removes the machines and the labor but ties your bed availability to the service's delivery schedule. Many hostels split it, keeping towels and staff items in-house and sending the sheets out, or the other way round.

For a 30-bed hostel doing it in-house, a stacked washer-dryer covers the daily load in a small footprint. This one has a 10 kg lower drum and a 5 kg upper drum, so a small load of towels does not have to wait behind the sheets.

From around 60 to 80 beds, domestic-style machines start running continuously and wearing out. A commercial washer-extractor-dryer handles the whole cycle in one stainless drum, with a 600 rpm extract and a choice of electric, steam, gas or hot-water heating.

At 150 beds, in-house laundry becomes a small industrial room. A 100 kg washer-extractor runs a cycle in 35 to 55 minutes and needs three-phase power and a floor that can take it, but one machine replaces a row of smaller ones.

Guest laundry is a paid extra worth offering at any size, because travelers on long trips need it and will pay for it. A coin or card washer and dryer in a side room is enough. This detergent station dispenses by card swipe or QR scan around the clock, so nobody has to sell powder at reception.

What changes at 30, 80 and 150 beds?

The per-bed kit grows in a straight line, and the shared systems grow in steps. These three sizes are where most hostels cross a step.

30 beds 80 beds 150 beds
Lockers, lights, sockets 30 of each 80 of each 150 of each
Guest kitchen One kitchen, one commercial fridge, 4–6 cooking points One large kitchen or two, several fridges, dining space Separate cooking and dining rooms, fridges on a cleaning rota
Laundry Washer-dryer in-house, or a linen service Commercial washer-extractor-dryer plus a guest laundry Industrial washer-extractor or a contract service, plus a guest laundry
Hot water Point-of-use heaters can work Central storage sized for the morning peak Central plant with a backup
Cleaning Mops and a trolley Walk-behind scrubber for corridors Scrubber and a dedicated housekeeping team
Night hours Door codes, owner on call Self check-in kiosk and vending Night staff backed up by a kiosk

The big spending decisions sit in the per-building rows. At 30 beds, most of the equipment budget goes on the beds themselves, and the shared systems can stay close to domestic scale. At 80 beds the laundry and kitchen become commercial purchases and the per-bed kit is still the largest single line. At 150, the building runs like a small hotel back of house, and the laundry plant with the hot water system can rival the bed kit.

For the individual items, the current prices are on each product page. What the table cannot show is the building itself, whether bought or leased, and staffing. Both outweigh the equipment at every size.

Showers, cleaning and the hours nobody is at the desk

These three systems decide most hostel reviews that mention anything other than the beds. None of them is complicated, but each has to be sized for a peak rather than an average.

Showers and hot water

Checkout at 10 or 11 pushes the bulk of the showers into the window between 7:30 and 9:30. Hot water has to last through that stretch without running cold for the last person in the queue. Small hostels with showers spread across floors can use wall-mounted instant heaters, such as an 8.5 kW tankless unit per shower, as long as the electrical supply can carry several running at once. Larger properties usually need a central storage system sized to the morning peak. The water heaters range carries the instant heaters.

Cleaning a building that never empties

A hotel room is empty between checkout and check-in. A dorm is not, because some of the beds are occupied by guests staying another night. Cleaning happens around people, bed by bed, and the shared floors take far more foot traffic per square meter than a hotel's. A battery scrubber-dryer cleans a corridor in one pass and leaves the floor dry enough to walk on. This walk-behind model is rated at 1,000 m² an hour and runs one to two hours per charge.

A folding linen cart keeps clean and used sets apart on the way to the laundry. The floor scrubbers and housekeeping range has the rest.

Late arrivals and the night desk

Hostel guests arrive off night buses and late flights, and a small hostel cannot staff the desk around the clock. A wall-mounted check-in kiosk with a card reader and receipt printer lets guests pay, confirm their booking and get a door code without anyone at reception. This one reads bank cards, including contactless, as well as ID cards.

The other half of a closed desk is somewhere to buy water or the toothbrush someone forgot. That is a vending machine's job, and we cover what to stock and how guests pay in a separate guide.

Which rules apply once you sell beds to strangers?

A hostel is licensed as accommodation, not as a bar. The shared requirements in almost every market are planning or zoning approval for lodging use, building approval, fire safety for people sleeping in shared rooms, and food-business registration if you serve food. An alcohol license comes into it only if you run a bar. Fire safety carries more weight than in a hotel because dorms put many unfamiliar guests in each room, so it shapes the bed count per room rather than just the paperwork.

United Kingdom

Expect planning permission for a change of use, plus building regulations sign-off for structural work. Fire safety falls under the Regulatory Reform (Fire Safety) Order 2005, which requires a "responsible person" to carry out a fire risk assessment covering escape routes, alarms and staff training. If you serve food, register as a food business with the council and expect a Food Hygiene Rating inspection. Music played in common areas needs a PPL PRS license, and a TV in the lounge needs a TV Licence. A bar adds a Premises Licence and a Personal Licence holder.

Australia

Planning and zoning must confirm short-term or backpacker accommodation at the site, usually through a development application or change-of-use approval and an occupancy certificate. Fire safety follows AS 3745 for evacuation plans and diagrams and AS 2293 for emergency lighting and exit signs, with extinguishers tested every six months. Register a food business if you provide catering, and apply to the state or territory regulator for a liquor license only if you serve alcohol.

Germany

Register the business (Gewerbeanmeldung) and get building-authority approval for use as accommodation under the state building code, the Landesbauordnung. Many states apply a Beherbergungsstättenverordnung, an ordinance for accommodation premises, above a bed threshold that is commonly around a dozen beds. Every size in our table sits above that line, so check the fire and building requirements with the local Bauamt before designing the dorms. Register a food business if you cater.

Spain

Hostels (albergues) are regulated mostly by the autonomous communities, so requirements differ from one region to the next. Expect a Licencia de Apertura or de Actividad for the premises, registration in the region's tourism registry, and fire compliance under the national building code, the Código Técnico de la Edificación and its fire-safety document (DB-SI). Thresholds and categories vary by region, so confirm them with the regional tourism office and the town hall.

This is an overview, not legal advice. Confirm current requirements with your local planning and fire authorities before you commit to a building, because in a hostel the fire approval can change how many beds each room is allowed to hold.

Where hostel budgets go wrong

  1. Budgeting by room. A plan built on room counts misses the lockers and linen sets that multiply per bed. Count beds from the first spreadsheet.
  2. Buying domestic laundry machines for a commercial load. They cope for the first quiet month and fail in the first busy one. If the load is above what one household machine can do in a day, buy commercial or outsource.
  3. Sizing the kitchen fridge for cooks rather than guests. Six people cook at once, but forty store food. The fridge runs out long before the range does.
  4. Designing dorms before the fire assessment. Escape routes and alarm coverage set how many bunks a room can hold. Laying out beds first means redrawing them later.
  5. Leaving the night hours to chance. Late arrivals with no way to check in, and nowhere to buy water, write the reviews that the next month's guests read. A kiosk and a vending corner cost less than a night shift.

If the hostel is one part of a wider accommodation plan, our hub guide to opening a hotel covers the room-based model, and the hotel equipment collection covers everything by zone.

Частые вопросы

What equipment do you need to open a hostel?

Per bed, a contract-grade mattress, three sets of linen, a locker and a reading light with a socket. Per building, a guest kitchen with commercial fridges, laundry sized to daily changeovers, hot water for the morning peak and cleaning equipment for heavy foot traffic.

How many beds does a hostel need to be viable?

There is no fixed number, but the model changes at around 30, 80 and 150 beds, when the kitchen, laundry and hot water each move up a size. Local fire rules and the building set how many beds each room can hold.

How much does it cost to open a hostel?

It scales mainly with bed count, because mattresses, linen and lockers repeat for every bed, while the kitchen and laundry grow in steps. The building and staff outweigh the equipment. Current equipment prices are on each product page.

Should a hostel do its own laundry?

Up to about 30 beds, a washer-dryer in-house often works. Larger hostels choose between commercial machines and a contract linen service, and many split it, with towels in-house and sheets outsourced.

What licenses do you need to open a hostel in the UK?

Planning permission for change of use, building regulations approval, a fire risk assessment under the Fire Safety Order 2005, food-business registration if you serve food, PPL PRS music licensing and a TV Licence for common areas. A bar needs a Premises Licence as well.

Do hostels need lockers?

Yes. A lockable space per bed is one of the first things guests check and the most common complaint when it is missing. Keypad locks avoid the daily problem of lost keys.
